Alcoholics Anonymous 1st Edition 6th Printing 1944 With Dust Jacket

The dust jacket is protected with a clear mylar cover (not attached to dust jacket) & has been since I have owned it. It is my understanding this is the 3rd hardest 1st Edition to find & I believe it would be hard if not impossible to find one in this condition. I expect this to g...o up in value.
This is the rarest 1st Edition I have ever owned & the one I really wanted to keep, the rest I sold a few years ago, I really hate to get rid of this but my kids don't care about it, I am "downsizing" & can use the money.
I did my best to note all flaws, thumbed through multiple times but I may have missed something minor like a stray make or word or stain on a random page. I have not tried to clean or repair this book, it is in the condition I bought it other than the mylar cover.
This will be well packed, fully insured & signature required.
Dust Jacket--Wear on edges, many small tears with chips missing, 2 larger tears which have been taped on back, lite stain on spline.
Book--No writing or highlights, no torn or missing pages, binding is tight with no open seems. A little wear on bottom corners/foot of the spline/bottom edge, there are a few tiny nicks in the edge, gilt lettering on spline is bright & almost completely present (pictures 6, 7, 8 & 9) are top, side, bottom & spline. A piece of newspaper was between pages 268 & 269 (picture 12) which left some discoloration, you can also see in this picture that the pages/text are bright with just a little yellowing on the edges. There is a small finger nail size indent in pages 28 & 29, the top edge of the last few pages have a lite wrinkle.
I am NOT interested in offers below the starting bid HOWEVER if this is a printing you really want please feel free to make me a strong offer & I will consider it. Once this book gets a bid I will let it go to the high bidder.
