This antique document is dated December 8, 1794, is made of what appears to be vellum, and is partlyprinted and partly handwritten.
The document measures approximately 21” x 11”.
A wonderful Pennsylvania vignette is
printed to the left of the body of document
(“Printed by F. Bailey.”).

The document states the following:(underlined portions are handwritten;transcribed to the best of my ability)
“To all to whom these Presents shall come, Greeting:
Know ye, That in consideration of the monies paid by Peter Rinehart into the Receiver-General’s office of this commonwealth at the granting of the Warrant herein after mentioned and of the sum of Eighteenshillings and ninepence being a Balance allowed Robert Morris Esquire in said office there is granted
by the said commonwealth unto the said Robert Morris a certain tract of land called “Romantic”
situate in Luzerne County Beginning at a beech sapling thence by land of Joseph Rinehart north
eighty nine degrees & an half East Three hundred and twenty perches to a post, thence by
land of James Rinehart south half a degree East Two hundred & thirty perches to a maple thence by land of George Pecker south eighty nine degrees & an half West Three hundred
& twenty perches to an Iron wood & thence by land of Pat Gray north half a degree
West Two hundred & thirty perches to the Beginning. Containing Four hundred &
thirty three acres & one hundred & fifty three perches & allowance of Six p Cent
for Roads & C. [Which said Tract was surveyed in pursuance of a warrant
dated April 3, 1792 granted to said Peter Rinehart who by Deed
dated July 11, 1792 Conveyed the same to the said Robert Morris].
With the appurtenances. To have and to hold the said tract or parcel of land, with the
appurtenances, unto the said Robert Morris and his Heirs to the use of him the said
Robert Morris his Heirs and Assigns forever, free and clear of all restrictions and
reservations as to Mines, Royalties, Quit-rents or otherwise, excepting and
reserving only the fifth part of all Gold and Silver Ore for the use of this
commonwealth to be delivered at the pitt’s mount clear of all charges.
In Witness whereof Thomas Mifflin Governor of the said
commonwealth hath hereto set his Hand, and cause the
State Seal to be hereunto affixed the Eighth day of
Decem. in the year of our Lord one thousand
seven hundred and ninety-four and of the
commonwealth the Nineteenth.”

side, underneath a large seal, by
Governor Thomas Mifflin.
It is also attested to / signed near the
bottom by:

This document has three seals affixed, one on the front(star shape) and two on the back (diamond shapes).All are completely faded.

The back of the document has a handwritten title anda statement by and signature of Matthew Irwin, stating the document was enrolled in the Rolls Office of Pennsylvania on February 16, 1795.
